When you look at Emerald of Katong..
1. The launch price is almost identical to launch price of Tembusu Grand 1.5yrs ago. Means you buying brand at last time's price.
2. One nearby comparable resale is Parc Esta. Take 2 bed for example, transacted for 1.6mil. Not only is EOK priced similar, it is gonna be 6 years newer, has Katong branding and vibe, plus 1km to 2 good schools. Ask yourself, old car and new car both same price, which one you buy?
3. In addition, Katong area has many older projects (mostly FH) where units are large and expensive. This creates an interesting situation where the new eg EOK is cheaper than surrounding resale. In future, EOK sellers can tap on an expanded pool of buyers, and more demand from buyers is always a good thing :)
